Apart from choosing a rental property the next most important thing for a Tenant is choosing the right agent to guide you through this procedure. As a Letting Agent we are instructed by Landlords to rent their properties but we always maintain that a Tenants feelings and concerns are paramount to any successful Letting. From the time that you first contact us, through the viewing and paperwork process and culminating in moving in to a property, we will ensure that everything runs smoothly. If we manage the property you will deal with us on a daily basis from paying the rent, repairs, inspections and any other problems that you may encounter.

 

It is important to make sure that you property is currently up to date with the relevant safety regulations. You will be provided with the relevant certification prior to moving in. You will also be provided with a copy of the Energy Performance Certificate (available when you first view a property) and details of which deposit scheme is being used to hold your security deposit. You will also be given a draft copy of the Tenancy Agreement that will be used. This will be given to you well in advance of your move to ensure you have enough time to check it, understand it and query any points with us. Full information will be provided when you take a property with us.

 

The process of renting a property doesn’t have to be difficult. Once you have found a property we will ask you to fill out an application form, go through other paperwork such as terms and conditions and pay a holding deposit. The holding deposit will secure the property subject to references. Once the references have been returned we can move to the next step arranging the move in and paying the remainder of the money.

 

References – Once you have filled out your application form we will use the information that you provide to take up the references. The credit checks are undertaken by an independent company to ensure no bias and we also take other references such as employment, previous landlord and others depending on your circumstances.

 

Check in – We make sure that we are available to check in all Tenants personally. We will sign the agreements, take any meter readings, guide you through the Inventory and provide you with all the information that you will need for your Tenancy, as well as answering any last minute questions that you may have.

Additional Fees

Tenant Fees - The asking rent for a property does not include any fees. You will not be charged fees for Referencing, Credit Checks, Guarantors, Inventories, Contracts and Applications, Renewal and Exit Fees, and all other administration fees to fall in line with The Tenant Fee Bill commencing 1st June 2019.

 

 

The only Fees that you may be charged are:

  • Rent
  • A deposit with a maximum of 5 weeks rent, or 6 weeks rent on a property with rent over £50,000 per year
  • A holding deposit of no more than one weeks rent
  • Reasonable charges for lost keys or security fobs
  • Reasonable charges for breach of contract including late payment of Rent after 14 days
  • guarantor arrangement/application fees
  • A charge of no more than £50 for a change of Tenancy, such as adding a new person to the Tenancy Agreement at the Tenant's requestication fees
  • additional occupant fees
