Tenant Finding
For this service charged we will undertake the following:
1. Advertising (We advertise in the Kingston Property Weekly, over the internet on Find a Property.com, Primelocation.com, Email4Property.com and other property portals as well as our own website. We are also registered with a number of relocation agents and have a large number of applicants registered on our database)
2. All viewings at your property will be accompanied.
Although we can find out a certain amount on the phone it is no substitute to meeting
prospective Tenants in person
3. Introduction of tenant – We will arrange a convenient time to introduce
you to your Tenant
4. Taking up of references – bank, previous landlord & employment (others on request). We also obtain credit checks through an independent company, so there can be no bias towards Tenants
5. Negotiation of contract – A standard assured shorthold Tenancy Agreement will be used. We can tailor make this to suit your needs. Other agreements may be used if your property does not fall within the parameters of an Assured Shorthold Tenancy
6. Collection of first month’s rent and deposit (usually the equivalent of 6 weeks rental)
7. Placing of an advertising board at property (unless instructed otherwise).
